Before a viewing, we look at rental income, charges, vacancy, works, financing and exit. If the case still holds after that reading, the asset deserves attention.

Approach

An asset is judged on its income, and on what can weaken it.

Collected rent is not enough. We review the price paid, leases, charges, debt capacity, upcoming works and what the local market can really absorb.

We work on income buildings, rented apartments, new-build lots and more discreet opportunities. Ascot’s role is not to stack properties. It is to discard weak files quickly, then defend the ones that remain.

The right file is not always the loudest one. It is the one whose numbers, address and exit can be explained without forcing the story.
